Building Program

NorthPointe's Land Development and Building Programs

NorthPointe purchased approximately 13 acres of land in April of 2008 near the intersection of Neiffer Rd. and Game Farm Rd. on which we intend to build our future home.  Since that time, we have been wading our way through the steps and procedures necessary to gain approval to build.  Listed below is the most up-to-date info.  We have placed prayer sheets on the land and would appreciate anyone taking some time to stop by the land and pray for NPCC.

During the month of December 2009,
NorthPointe's building program reached a couple of important milestones. On Thursday, December 3 the Limerick Township Planning Commission issued preliminary approval for our land development plan and on Thursday, December 10 the Board of Supervisors for Limerick Township also gave preliminary approval for our land development plan. There remain a number of issues that need to be resolved before we can receive final approval of that plan, but the preliminary approval was a big step in that approval process. Currently we are working on the following:

* Our engineers are working on the remaining issues and variances that need to be approved in order to get final approval of the land development plan.
* We have finished construction on a temporary entrance into the property. This temporary entrance will allow us access to the property for maintenance and the potential for small gatherings on the property during the summer months.
* Our architect, working in conjunction with a potential builder have developed and priced a first phase of the building process. It is expected that the land development (grading, water retention, storm sewers, parking, curbing, sidewalks etc.) will cost approximately 1.3 million dollars and the phase one building will costs approximately 2.7 million dollars. However, these costs are estimates and may change due to changes in materials and labor costs.

* The first part of the sewer construction, the interceptor portion has entered the construction phase and should be completed by the end of 2009. The construction of the sewer line from the interceptor to our property has encountered a number of delays due to the specific permit that was issued by the the DER and due to specific concerns on the part of Limerick Township and the Township Sewer Department. We are continuing to work with the sewer department and the township to gain approval for the route and the other specifications for this line.

Please note, we have at this time made no decision to begin construction of a building. We have simply engaged engineers and architects to determine what a building might look like and what the costs might be for a building of the size and style designed by our architect. Before any construction could begin, or before any additional loan agreements are signed (beyond sewer construction) the members of NorthPointe Community Church must vote to approve construction and the borrowing of any additional funds.
